Accessory dwellings (e.g. laneway houses) were building types that have, in my opinion, uniquely shaped Toronto’s neighbourhoods. I’d ride my bicycle along the back streets and discover these hidden architectural gems.

The possibility of building one of these to increase space and property value has always been a great topic of conversation when we’re out on our friends’ decks looking at their garage behind their house:

If I were to build another house on my lot,
I would use it as a __________ (fill in the blank).

By spring/summer of 2021, you will be able to add Garden Suites to the mix.

What is a Garden Suite?
Here is the definition in Toronto’s recent report “Expanding Housing Options in Neighbourhoods.” :

Garden Suites are sometimes referred to by other names, such as “coach houses”, “tiny homes”, and even “granny flats”. However they are all effectively the same idea – a detached accessory dwelling unit generally located in the rear yard of a detached house, semi-detached house, townhouse, or other low-rise dwelling. It is generally smaller in scale, functioning as a separate rental housing unit.

From recent conversations with builders and architects, these accessory dwellings are increasingly popular as this can potentially increase livable square footage, and property value.

Curious if your lot has room for another dwelling? I’d be happy to connect you with a building professional who can give a free consult or a more official one for a small fee. Now that’s truly knowing how much more your home is worth.
